Basic ecophysiographic study for the Local spatial development plan for the Młociny III area in Warsaw

The basic ecophysiographic study concerns the Młociny region, which is the northern part of the Bielany District in Warsaw. A significant part of ​​this area consists of ​​single-family housing development. From the north-west and north-east, it is surrounded by valuable natural areas: Młociński Park and the Vistula River with riverside greenery and sandbanks. The entire area is located within the Warsaw Natural System, partially within the Warsaw Protected Landscape Area and within the Natura 2000 Central Vistula Valley PLB 14004 area. Moreover, within the analyzed area there is a palace and park complex included in the Registry of Cultural Property – Brühl Palace. The ecophysiographic study presents guidelines for the local plan formulated on the basis of conditions resulting from the location in the Natura 2000 area, the Warsaw Protected Landscape Area and principles of protection of nature monuments, values ​​of the Warsaw Escarpment and historic buildings. The protection of green areas and other natural values ​​was indicated, and reference was made to the legal provisions in force in the field of environmental protection against nuisance. Also, construction limitations were presented, supported by the analysis and assessment of water and soil conditions, including exclusion of areas located in the area of ​​the Escarpment and in the Vistula River valley from development.
