The Local spatial development plan for the Powsinek estate covers the area located in the central part of the Wilanów District in Warsaw, between Przyczółkowa Street and especially valuable natural open areas, including Powsinkowskie Lake. The Southern Bypass of Warsaw runs in the immediate vicinity, south of the plan area. Some of the lands intended for development in the plan have already been largely invested in. The area is dominated by single-family housing development with accompanying services. The plan aims at protection, regulating the range and parameters of development and securing the areas for the public transport system.
